§ 01 — Thesis

Necessityreal estate, heldwith patience.

RV parks and manufactured housing communities sit where demand is steady and new supply is hard to add. Zoning is restrictive, new parks are rarely approved, and the people who stay value the land and its setting more than anything built on it.

Rents follow the market, which ties the asset class to inflation over time. Many parks are still owned by their founders and run without modern systems.

We buy where careful operation can improve a property without changing what makes it a good place to be. Then we hold.

§ 02 — Criteria

What we look for in a property.

01Asset type
RV parks, manufactured housing communities, and adjacent niches
02Markets
Leisure and workforce markets with lasting demand drivers: water, parks, highways, and employers
03Profile
Mom-and-pop or under-managed properties with room for better operations
04Condition
Sound infrastructure, or a clear and costed plan to make it so
05Hold
Long-term. No forced exit timeline
06Role
Sponsor and general partner, alongside a small group of accredited partners

§ 03 — Approach

One property at a time, underwritten slowly.

  1. I.

    Underwrite

We walk every site, read every utility bill, and price the work before we price the deal. Conservative assumptions, stated plainly.

  2. II.

    Acquire

We buy one property at a time, usually from founders who care who comes next. Terms are simple and timelines are kept.

  3. III.

    Operate

We invest in the basics guests notice: clean facilities, reliable utilities, fair rules, and a manager who answers the phone.

  4. IV.

    Hold

We keep what we buy. Decisions are made for the next decade, not the next sale.
